The first thing that property buyers need to know about buying property in Alaska is that that homesteading laws in effect in Alaska that previously allowed people to claim property as their own no longer apply. Any property that was not claimed by the late 1990s was deemed to be federally owned land, and there is no legal homesteading on federal land. Property sellers in Alaska are required to fill out a nine-page disclosure form that must either be mailed to prospective buyers, or delivered in person. The seller must also reveal what type of heating fuel the home uses, and they must also estimate the monthly utility bills for the home. Alaska is unique in that the buyer and the seller must sign the disclosure form before the transaction can be finalized.
