In California, there are disclosure requirements a residential property seller must meet, but those requirements do not necessarily have a deadline. In theory, the seller could wait until the day before closing to submit any inspections and disclosures that are required, but it would be difficult for a seller to find a buyer without offering the disclosures earlier in the process. Normally, sellers have their disclosure paperwork done prior to listing their property to have the information available to any potential buyer who wants it.

California has always been an environmentally-conscious state, and that attitude persists in the laws regarding residential home sales. Along with the comprehensive disclosure form that sellers must provide to buyers, every seller is also required to submit a Natural Hazard Disclosure Statement that warns buyers of any potential natural hazards in the area.
