In the state of Tennessee, the residential property disclosure form is not a mandatory piece of information for every real estate transaction. If the buyer requires a disclosure, then the seller must submit a residential property disclosure statement. This is a detailed document that outlines all of issues the seller is aware of as they relate to the structure and operation of the property. If the buyer is not interested in a full disclosure, then the seller can submit a residential property disclaimer statement. This is an abridged version of the full disclosure, but it can only be used of the buyer agrees in writing to waive the use of the full disclosure.
